Job Description:
At National Church Residences, every role connects to one mission: enriching the lives of seniors and their families. With 360+ communities, we’re the nation’s largest not-for-profit provider of affordable senior housing. For the residents who live in our communities, a safe, well-kept building is what makes a home. As Director of Housing Maintenance, you’ll lead the teams that keep it that way across a portfolio of multifamily communities. You’ll also shape how maintenance operates across the organization.
The basics
- Location: Columbus corporate office, with up to 50% travel to communities
- Reports to: VP Housing Operations
- Leads: Regional Maintenance Leads and site maintenance teams
What you’ll do
- Lead maintenance operations. Set the standards, KPIs, and procedures for work orders, unit turns, preventive maintenance, and emergency repairs, and keep improving them.
- Protect our buildings for the long term. Help build annual capital plans, oversee capital and insurance-related projects, and manage contractors, budgets, and schedules.
- Keep communities compliant and safe. Lead REAC and NSPIRE inspections and HUD responses, oversee safety programs and OSHA compliance, and direct emergency and disaster recovery efforts.
- Manage the money. Develop maintenance operating and capital budgets, find cost savings, and support vendor negotiations.
- Build the team. Recruit and develop maintenance leaders, create onboarding and technical training, and build a bench for succession.
- Run on data. Oversee maintenance systems and build dashboards that track performance, compliance, and project progress.
What you need
- 7+ years of progressive maintenance leadership in multifamily, affordable, or senior housing, including 5+ years managing multiple properties or regional teams
- Experience with capital planning, construction projects, budgeting, and vendor management
- Strong knowledge of building systems, including HVAC, plumbing, electrical, and roofing
- Bachelor’s degree in a related field, or equivalent experience
- Valid driver’s license that meets our motor vehicle policy
Nice to have
- Experience with affordable housing programs, HUD, REAC, or NSPIRE
- Proficiency in Yardi
